Puget Sound Energy Georgetown Operating Base
Magellan Architects provided full architectural services for a tenantimprovement and exterior remodel at an existing regional utility operating base.27,000 square feet of open office and 18,000 s.f. of functional warehouse spacewere reconfigured to provide a better working environment for employees and gasservice linemen. Improvements included a full service kitchen, small group meeting areas, multi-purpose training area and group exercise facility. This project wastracking LEED Gold certification through the completion of construction but did notformalize the registration. Construction was coordinated for an operational occupied site
Puget Sound Energy Factoria Service Center
The project at PSE’s Factoria Service Center included a new building as well as the redesign of the existing warehouse. Design features include a vegetative roof system, under-floor air distribution, and other site and building elements that led to the achievement of a LEED Gold rating. The exterior of the building was designed to blend with the industrial neighborhood surroundings.
North County Bank
Magellan worked extensively with the CEO of North County Bank to develop a new prototype for a stand-alone bank of 3,400 SF with a drive-through window. We incorporated the design into the new Seattle Hill Center and captured the Northwest feel by using heavy timbers and stone on the façade. Magellan crated the interior spaces with a double ceiling and clerestory windows to give the lobby a teller counters an open feel with abundant natural light.
International Community School
This new school building is a replacement for both the existing International Community School and Community (Elementary) School structures. The design for a comprehensive state of the art school fosters an intellectually dynamic learning environment with unique teaching philosophies. “Shared instructional” areas were designed in common spaces to allow for collaboration and flexibility in teaching and learning. The structure was designed to fit with the residential community yet also be a landmark to meet the school district goals for a 50-year school.
The Goddard School
For the new Redmond, WA franchise of national chain The Goddard School EarlyChildhood Development, Magellan executed a unique transformation of a former fire station.This major tenant improvement consisted of a 1,000-sf new classroom addition and totalgutting and reconfiguration of the interior. Specific elements included enclosing anexisting breezeway and creating an indoor gym and computer lab in the new space, adding anentry canopy and two exterior play structures, residing the exterior, reroofing, incorporating brick wainscoting on the front, parking lot resurfacing and restriping, and landscaping.
The resulting school includes nine classrooms, two offices, a kitchen, and a staff lunchroomand lounge in addition to the gym, computer lab, and outside play area.
Lake Washington School District Support Services Office
Lake Washington School District (LWSD) contracted Magellan Architects to provide a new open plan concept to house all project managers in the Support Services department. Two objectives for this project included using materials already being used in the district’s school projects and creating an area in the new office to showcase current projects. To meet the project’s objectives, Magellan incorporated elements such as dimmable, energy-efficient light fixtures and HVAC controls; carpet and rubber flooring tiles; low VOC paint; and demountable glass wall partitions. Working closely with District staff, Magellan was able to accomplish the objectives for this 6,500-square-foot space through flexible design options and diligent construction administration service on a tight construction schedule.
Muslim Association of Puget Sound
This large tenant improvement project was required to accommodate two functions - a prayer hall for religious worship and a community center for education and other purposes. The community center is centered on religious education and studies with a focus on environmental consciousness. The education center features a computer lab, library, study tables, and lounge areas for children and adults to meet with other students and be mentored by the community leaders.
St. Jude Catholic Church
The Narthex Addition Magellan designed for St. Jude increased gathering space in the narthex, enlarged the sacristy, modified the restrooms and staircases, increased storage and display areas, and created a new Eucharistic Chapel. Magellan even designed the new, custom-built front doors. We integrated the addition into the existing structure in part by identifying the entry with a two-story façade.
Magellan assisted with the initial remodel for The Rock Church as well as the expansion of The Rock Church Youth Center. The layout allows flexible use of the new 7,900 SF space for concerts, sports entertainment, and youth services alike. The scheme provides smaller spaces within the youth center for groups to gather, talk, interact, and worship intimately.
Norkirk Residence I

The design goal for this custom home was to capitalize on potential views of Lake Washington to the west while incorporating all of the features a savvy buyer would seek in a high-quality urban custom home. The lake can be seen from the roof top deck and the well-appointed master suite, and the entire home offers all of the amenities one would expect to find in a larger house.

This project was a tenant improvement for a country club, including their restaurant/bar area and pro sports shop.
Kitanda Espresso & Acai
Kitanda Espresso and Acai is a Brazilian Coffee shop located in the popular Green Lake neighborhood in Seattle. Magellan developed a prototype store for Kitanda with aesthetics that marry the unique nuances of Kitanda’s Brazilian products and the Pacific Northwest vibe with materials such as warm reclaimed wood and concrete floor.
Naked Pizza is an international pizza chain that typically uses the “carry out” style of store. The Magellan team worked with the Naked Pizza executive team to develop a prototype for the first-ever dine in Naked Pizza restaurant. In this 2800 SF space completed in 2012, Magellan uses a variety of sustainable products, including recycled bleachers for countertop seating and reclaimed shipping containers as wall paneling
Garlic Jim's Famous Gourmet Pizza Dine-In
After working with Garlic Jim’s for years on their take-out locations, Magellan is now designing their new dine-in restaurants. Each location is approximately 2,000 SF with seating for 30 to 50 customers. Magellan maintained continuity between the take-out and dine-in locations by using the same material palette. The restaurants have custom designed booths and host stands to fit the design aesthetic as well as several custom lighting details. We also incorporated some sustainable design materials, including a cork floor.
This double drive thru coffee house was designed on the footprint of an existinglocation. The project site sits well below the adjacent street grade and its formertenant was plagued with poor sales performance. To achieve a better resultfor the new tenant, Magellan developed a double height deisgn and morecontemporary , eye catching architecture that would be easily visibile to trafficon the adjacent east-west corridor. The result has been astounding as thislocation has become one of the highest volume stores in the chain.
Bartell Drugs Greenwood
Bartell Drugs Bellevue
Design services for the Bellevue Bartell Drugs located on NE 8th Street at 120th Avenue involved a full exterior and interior facelift with the goal of improving visibility from the street. The interior finishes followed the typical Bartell tenant improvement model, while the exterior involved more complex design such as new canopies, exterior rain screen cladding, and structural improvements to increase building height.
Lake City Retail Center
Bartell Drugs is the main tenant in this two-building development on a prominent intersection in Seattle’s Lake City neighborhood. To make the development pedestrian friendly, Magellan designed a plaza between Bartell Drugs and the other retail building. Because of its central location, a glass tower was incorporated into the design to serve as a landmark and gateway into the neighborhood.
Burlington Retail Center
Magellan provided site planning and design services for this three-parcel commercial lot in Skagit County. The first development is a 4,315 SF retail building with Starbucks as the anchor tenant. The design creates a sense of permanency and reflects the nature of the surrounding rural area with a drive-thru “silo” clad in horizontal galvanized metal siding.
West Seattle, WA
Magellan has worked with Les Schwab on numerous locations including the West Seattle remodel. This project remodeled an existing service station and involved water intrusion mitigation and seismic retrofit to conform to current building codes, in addition to significant cosmetic upgrades. Magellan carefully adapted the Les Schwab branding to integrate with the existing building architecture.

Public Storage South Lake Union
This challenging project occupies the site of the historic Ford Assembly Plant in Seattle’s flourishing South Lake Union Neighborhood. Formidable existing site conditions were surmounted and historical building elements honored resulting in an understated structure that allows the original historic façade to proudly front this new, 130,000 square foot, 5-story self-storage facility. At the preserved historic façade, windows were replaced and envelope details upgraded to meet current energy code.
West Coast Self Storage Rainier Ave
The new West Coast Self Storage facility on Rainier Ave, Seattle, was designed adjacent to existing multifamily projects and went through an extensive design review process.Magellan was able to use the typical material palette and colors for West Coast, but configure them in a unique way to gain support of the neighborhood and design review board.
This new construction, six-story self storage facility is located on a small lot in the Issaquah HIghlands community. Due to the limited space, a vertical design was required in order to accommodate the desired numberof storage units. The completed facility contains 500 units, ground floor leasingoffice and retail space, and two freight elevators. To make the most of the small lot–45 foot deep by 248 feet wide–the concrete wall panels were cast flat on the ground stacked in three layers, then tilted up one at a time to form the building sides. This innovative approach required extensive pre-planning and coordination by both the design team and contractor and was executedsuccessfully.
The design team also worked with Port Blakely Communities and the City ofIssaquah to ensure the facility’s compliance with Issaquah Highlands design guidelines.
West Coast Self Storage Padden Parkway
Magellan has designed several new facilities for West Coast Self Storage.West Coast Self Storage Padden Parkway in Vancouver, WA, consisted of three separate buildings and was completed as part of a design build arrangement.
Premier Self Storage
For this project, Magellan was engaged by the developer of a self-storage facility already under construction to consult on the overall building finishes and to develop an interior concept for the leasing office. Magellan chose warm colors and textures to contrast the sleek fixtures, aluminum storefront, and storage doors. To break up the square, double-height office, we designed a large curving sales counter with accent lighting following that geometry. Magellan created a custom display area and customer lounge to complete the space.
A large, technology based company chose Magellan to provide a tenant improvement and expansion design for their office in Seattle’s historic Smith Tower. The project created many diverse work spaces – from small meeting rooms and individual work stations, to large informal meeting areas and conference rooms with audio visual upgrades. The improvements were refined with a selection of modern furniture and finishes to complement the historic elements of the building.
Magellan was engaged to provide interior space planning and design, construction documents, and permitting services for a local start-up software company. The designers sought to emphasize the company’s emerging brand while creating an active and engaging office environment. Magellan was able to achieve a high-end look typical of offices in this industry sector with low-cost standard materials and finishes, focusing on color and space planning to achieve the desired effect.
Magellan designed I-Mate’s U.S. headquarters space in Redmond. I-Mate, an international developer of high-end wireless devices whose operational headquarters is in Dubai, wanted their offices to reflect their high-tech products and services. Magellan designed a custom reception desk and used certain finishes such as aluminum frame and glazing throughout the space to convey this feel. The 14,000 SF space includes a private conference room within the CEO’s office, a larger conference room, war room, media room, and a cafeteria/lounge. There is also space for the sales department, and an open-concept area for the engineering group featuring a perimeter white board for strategy and brainstorming sessions.
